This page is maintained by Host-san to set out the terms and conditions for accessing and using our website, guest communications, and co-hosting services. By using our services or submitting a lead form, you agree to these terms. If you do not agree, please do not use our services.

1. Services we provide

Host-san provides guest communications, co-hosting, booking coordination, issue resolution, and related operational support for short-term rental operators. The specific services, scope, and fees for your account are described in your service agreement or subscription plan.

2. Eligibility and accounts

You must be at least 18 years old and have the authority to enter into a binding agreement on behalf of yourself or the business you represent. You are responsible for keeping your account credentials secure and for all activity that occurs under your account. Notify us immediately of any unauthorized use.

3. Your responsibilities

• Provide accurate, complete, and up-to-date information about yourself and your properties.
• Grant us the access and permissions needed to perform the services you have purchased.
• Comply with the terms and policies of the platforms you use, such as Airbnb, Vrbo, and Booking.com.
• Remain responsible for decisions that require your approval, such as major refunds or legal disputes.
• Not use our services for illegal, fraudulent, or abusive purposes.

4. Fees, billing, and trials

Fees are charged monthly according to the plan you select. We may offer a free trial period, which provides full access to the agreed scope of services for a limited time. Unless you cancel before the trial ends, your paid subscription will begin automatically. All fees are non-refundable except where required by law.

5. Intellectual property

All content, materials, and systems provided by Host-san are our property or licensed to us. We grant you a limited, non-exclusive license to use our materials solely for the purpose of receiving our services. You retain ownership of your branding, listing content, and other materials you provide to us.

6. Confidentiality

We treat your business information, guest details, and operational data as confidential. We will use this information only to perform the services and will not disclose it to third parties except as described in our Privacy Policy or as required to provide the services.

7. Termination

Either party may terminate the service agreement with notice as specified in your plan or service agreement. Upon termination, we will stop performing services and may return or delete your information in accordance with our data retention practices. Any accrued fees remain due.

8. Limitation of liability

To the fullest extent permitted by law, Host-san is not liable for indirect, incidental, consequential, or punitive damages arising from your use of our services. Our total liability for any claim related to our services is limited to the amount you paid us in the twelve months preceding the event giving rise to the claim.

9. Indemnification

You agree to indemnify and hold harmless Host-san and its team members from any claims, damages, or expenses arising from your use of the services, your violation of these terms, or your failure to comply with the policies of third-party platforms.

10. Dispute resolution and governing law

These terms are governed by the laws of the jurisdiction in which Host-san operates, without regard to conflict-of-law principles. Any dispute arising from these terms will be resolved through good-faith negotiation. If negotiation fails, disputes will be resolved in the courts of that jurisdiction.

11. Changes to these terms

We may update these Terms of Service from time to time. Material changes will be posted on this page with an updated "Last updated" date. Continued use of our services after changes constitutes acceptance of the revised terms.
